I had a buyer recently come back into the market with the interest rates taking a dip - and boy was he ready. We hadn’t even hit the market yet & his search has well over 300 homes in it. He has held onto the same 3 houses he wanted to see this past Sunday for about a week now. And when we saw this one, it was an easy decision for him to pull the trigger 😮‍💨

This home is backed onto the water at the end of a street, built in 2015, matching granite countertops throughout kitchen & baths, back & front porches, has a detached garage WITH electrical AND is centrally located in Norfolk.

Not only did we beat out another offer BUT with my aggressive writing strategy, I was able to score him over $10,000 in closing cost assistance keeping my buyer more of his money in HIS pocket ✅🤑

We timed his home shopping perfectly by:
- Being aware of his rental lease terms & timeline ⏳
- Making a relationship with a lender BEFORE looking at homes ensuring we had that pre-approval handy 📃
- Worked with the lender to see what he needed to save for closing costs 💵
- Knowing what was truly important to him for his first real estate investment 💌

We WON the contract by:
- Having the lender touch base with the listing agent to open a line of communication for the loan 📲
