How to get your FIRST DEAL in the Military❗️

Here are 5 parts of the real estate investing process that yo should take as a military member if you ant to get buy right in this market:

1. Team up with an agent! This is a pivotal part of your team, especially when you are starting out. You might think that you can do everything better yourself, however you should think again when it comes to buying assets of this size. The right INVESTOR FRIENDLY agent can stop you from buying a bad deal and get you in the right area for investing.

2. Getting your pre-approval letter will occur very shortly after teaming up with an agent. Agents and sellers alike want to see that you mean business actually being able to close on the deals you’re pursuing.

3. After you get an offer accepted the due diligence period begins. This means that you are going ensure your numbers on the property are accurate and true. In this period you will have an inspection or series of inspections to find out anything that might change you opinion or plan on the investment.

4. Once closer to closing you will receive an appraisal on the property. All banks are going to require this to confirm that they are giving a loan out for an asset that is worth as much as you are paying for. If an appraisal comes in higher than the purchase price it’s time to celebrate. If it comes in lower, then it might be time to run your numbers again.

5. Closing your first deal will be a monumental moment for you that will never be forgotten. Make sure you have your plan in place on how you will manage your new asset and get to work!

$8,000 CapEx Expense! How⁉️

Sewer Leaks thats how 🙄 I know what you are probably thinking. “This is why I don’t invest in real estate” and “He should sell that house right now”, WRONG 🤌

When you run numbers on a property as a skilled investor and asset manager you recognize that there will be a day where big ticket items need to be replaced. We as asset managers allocate a percent of the rent to fill what is called a Capital Expenditure Budget.

A Capital Expenditure is a perishable part of a property that lasts more than a year. For example:
Roofs
Water Heaters
HVAC
Plumbing

In order to ensure that our asset is always up and running we have an of money set aside to be able to handle the worst case scenario. Along with this we contribute a certain portion of the rent a month to continue to fill this account. For older houses like this one, you are going to want a higher CapEx Budget. This will ensure you are ready for any rainy day⛈

Do you like making MONEY FOR FREE⁉️

Exactly me too. Follow these easy steps and you’ll be a flipping pro in no time❗️

1. Be sure to know how you will be purchasing the deal. For example Private Money, HELOC and Hard Money.

2. This is the hardest part for most Investors. Some ways to accomplish this are through Agents, Facebook Groups, Meetups and Wholesalers.

3. Know your repair cost or bring your contractor along for the walkthrough process.

4. Always, always, always ensure that you review the work that is done to make sure it is what you wanted.

5. Make sure to rerun comps before listing to maximize your ARV. Always go over your deals and assess what went well and what didn't. Write them down and repeat the F.F.R.R.E process!

REsolve will be hosting a casual get together at Commonwealth Brewery in Virginia Beach on the 18th of November @630! We welcome all levels of investors, even if you have not started yet and just hearing about Real Estate Investing now! Feel free to stay for 10 minutes or 3 hours, the choice is yours.

Grab a cold one with us as we network and discuss problems you could be having in your personal/professional business that you want to eliminate as we focus on approaching the New Year! This will be the last meet up of the year and we want to kick off 2022 with a clear mindset.

Parking is fairly limited. If there is no parking at the location you can park along side of the road. Once you arrive we will be meeting in the Corduroy Room.
