Things you’d only hear from a Realtor… and somehow every single one makes perfect sense in the moment. 😂

From *“don’t look at the paint color”* to *“well… at least we can say we’ve seen it,”* house hunting really does come with its own language.

And my personal favorite? Walking into a house and immediately knowing whether the photos did it dirty… or did it a LOT of favors. 👀

If you’ve bought a house before, tell me the funniest thing your Realtor said during showings.

Quick real estate PSA because this one confuses SO many buyers 👇🏼

Your earnest money deposit is **not an extra fee on top of buying the house.** It’s money you put down after going under contract to show the seller you’re serious — and assuming everything moves forward as planned, it gets credited back toward your purchase at closing.

So no, it’s not just money disappearing into the real estate abyss. 😂

One of my favorite parts of working with buyers is making sure you actually understand where your money is going before you ever sign anything.

A little bit of **life lately in Chesapeake** 🤍

Real estate has been BUSY — listings sold, buyers under contract, new clients getting started — but summer has also looked like way too much ice cream, Burn Boot Camp, wiffle ball, OBX water park days, local coffee runs, live music, and squeezing in all the fun wherever we can.

Basically: working hard, playing hard, and soaking up the last little bit of summer around Hampton Roads. ☀️

And yes… I fully intend to keep personally supporting Lolly’s Ice Cream economy. 😂

You know what people don’t talk about enough when buying a house?

The neighborhood may matter more than the house.

Because the house gives you bedrooms and bathrooms.

But the neighborhood decides your morning coffee run.
Your Target route.
Your evening walks.
Your commute.
Your kid’s friends.
Your “let’s just go somewhere real quick” options.
Your everyday life.

And that’s why I’m always asking buyers what they want their day to feel like — not just what they want the kitchen to look like.

Because pretty countertops are great.

But loving where you live when you walk out the front door? That’s the part that changes everything.
