Some men get a wife the day they say “I do”.

I also got horses, a farm, a questionable number of dogs, and a woman who can make grown men at car dealerships cry but somehow cannot get her own water after 8 p.m.

She can negotiate, run a business, manage chaos, argue a point into the ground, and handle more in one day than most people handle in a month. But once she’s in bed (at 830pm…) Completely helpless. We’re talking ill Victorian child level.

She has the biggest heart, the sharpest mind, the determination of a prosecutor, the complete inability to close a drawer or a cabinet door after she opens it, one foot that chronically overheats and requires the removal of a singular sock (yes just…one) and the animal acquisition habits of someone who should probably be supervised.

And I wouldn’t change a thing.

Happy anniversary, Jenna. I love you more than you love going to bed early. And that’s saying something.

8 years down. Forever to go. And god knows how many more dogs….

National headlines do not tell the whole story.
Yes, some homes are sitting longer. Yes, some sellers are making price cuts. But real estate is hyper local, and what is happening nationally is not always what is happening here in Hampton Roads.

Locally, inventory is still tight, and homes that are priced correctly, marketed well, and positioned strategically are still moving.
The homes sitting on the market usually have one thing in common: the wrong strategy from the start.

Bad pricing, weak marketing, poor presentation, or no clear plan can cost you time, money, and leverage.

This is the exact face your dog makes when you say you’re waiting for the “perfect time” to buy a house.
Because respectfully…

They’ve reviewed the rental situation.
They’ve assessed the lack of yard.
They’ve noticed the zero equity.
They have serious concerns about rent going up again.
And they are personally offended by the phrase “pet rent.”

To be clear, buying does not make sense for everyone at every moment.
But if you’re already paying Hampton Roads rent, planning to stay in the area, tired of asking permission to paint a wall, and still assuming you need a massive down payment…

It might be time to at least run the numbers.
Especially if you’re military or VA loan eligible.
You may be closer than you think.

Your dog already knows.

VA assumable loans sound like a dream online, but here’s the part buyers need to understand first:

You’re not assuming the full purchase price. You’re only taking over the seller’s remaining mortgage balance.
So if the home is $500,000 and the seller owes $350,000, that $150,000 gap still has to be covered with cash or additional financing.
For buyers with strong cash reserves, this can be a smart move. But for many buyers, the upfront cash needed or the terms of a second loan can make a traditional mortgage the better option.

Assumable does not always mean affordable.

Okay okay- interest rates DO matter, but they are not the whole story.

The real question is: are you financially ready to buy?

If your income, savings, stability, budget, and long-term plans line up, then waiting for the “perfect” rate could cost you more than you think. Rates change, but so do home prices, rent, inventory, and your opportunity to start building equity.

And if a small rate change is the difference between qualifying and not qualifying, that may be a sign to revisit your timing, budget, or overall financial position.

The right time to buy is not when the market is perfect. It is when you are prepared.
