The number one thing to know before you finalize renovation plans 🔨
Some of it comes back to you when you sell. Some of it doesn’t. And most people find that out at the appraisal instead of before they start.
The thing driving it isn’t just your taste or your contractor; it’s your neighborhood. An appraiser works from what’s sold around you. If your finishes outrun the block, the value has a ceiling no kitchen can push through.
That’s not a reason to skip the project. It’s a reason to know which version you’re doing before you spend the money.
Sometimes the answer is do it anyway because you’re going to live in it for eight years and love it every day. That’s a completely valid reason. It’s just a different decision than doing it for resale, and mixing the two up is what people usually regret.
