The number one thing to know before you finalize renovation plans 🔨

Some of it comes back to you when you sell. Some of it doesn’t. And most people find that out at the appraisal instead of before they start.

The thing driving it isn’t just your taste or your contractor; it’s your neighborhood. An appraiser works from what’s sold around you. If your finishes outrun the block, the value has a ceiling no kitchen can push through.
That’s not a reason to skip the project. It’s a reason to know which version you’re doing before you spend the money.

Sometimes the answer is do it anyway because you’re going to live in it for eight years and love it every day. That’s a completely valid reason. It’s just a different decision than doing it for resale, and mixing the two up is what people usually regret.

Real estate agent red flag: it takes them hours to call you back 🚩

Here’s why that should concern you.

If your own agent isn’t getting back to you, what makes you think they’re answering calls from other agents?

Because that’s the job. Someone wants to show your house. Someone’s writing an offer. Another agent has a question that’s holding up a deal. Yours is one of multiple offers and the listing agent is calling to get best and final by a deadline. If nobody can reach the person representing you, that’s your deal sitting still, or potentially falling apart.

You shouldn’t have to chase down your own agent. If they’re hard for you to reach, they’re hard for everyone else to reach too.

For context, July REIN data puts the median days on market in Hampton Roads at 23 days, and inventory is higher than we’ve seen in years.

There are four ways across the water here and two of them are tolled. Which side you live on decides your commute, and a house that looks twenty minutes from your command on a map can be an hour at shift change.

I know because I drive it. I’m stationed at Little Creek and I’ve been doing these tunnels for years.

Here’s what most people get wrong:

• They pick the house first and figure out the commute later
• They don’t budget for tolls, which add up faster than the rent difference between two neighborhoods
• They cross the water daily for a year before they admit it isn’t working

Pick your side of the water first. Neighborhood second.

Heads up if you cross the Centerville Turnpike 🚧
The bridge is closing all weekend for repairs. Full closure, not a lane shift.
Saturday 8/29 at 6am through Sunday 8/30 at 9pm. Or so they say….we all know how these repair timelines go 🙄
Let’s just say I’ll be checking the status Monday morning before I leave for work…

They’re calling it the single largest capital investment in the history of Hampton Roads. And it’s going in off Volvo Parkway.

Here’s what’s been announced so far:
• LS Cable is under contract on 86 acres just south of Volvo Parkway
• $689 million, 430 jobs
• It’s on top of the plant they’re already building at St. Juliens Creek- about $1.4 billion in the region between the two
• Groundbreaking could happen before the end of the year

430 jobs doesn’t mean 430 families moving here. Plenty of those get filled by people already living in Hampton Roads. I’m not going to pretend otherwise. But it’s a real change to that corridor, and Greenbrier, Great Bridge and Deep Creek are the drive-to-work radius for it.

Does that move home values? Too early. Anybody telling you they know is guessing. I’m going to keep an eye on it and tell you what I see.

Most real estate advice online is written for the algorithm, not for you.

“Now is the best time to buy.” Maybe. Are your finances actually in order? Are you ready for what owning costs beyond the mortgage?

“Now is the best time to sell.” Maybe. In Hampton Roads that swings hard by city, by neighborhood, by price point, even by the month.

“Everyone should invest in real estate.” No. Investing takes money, patience, and the willingness to stay on top of it when something breaks at 11pm. It isn’t for everyone and there’s nothing wrong with that.

None of those posts know your situation. They can’t.

If you want an honest read on yours, send me a message. Sometimes the answer is do it now. Sometimes it’s wait eighteen months. I’ll tell you which one I actually think it is.

Coffee Mike dropped Apelu Island Cafe under my last coffee post and said I had to try it. Fair enough.

Turns out it’s minutes from Little Creek, which for me is about as convenient as it gets. Easy stop on the way in, easy stop on the way home. If you’re stationed there and you’ve been driving past it, don’t.
