We obsess over "timing the market"—buying at the exact bottom or selling at the peak. But in my experience, TIME (having patience and a plan) is far more valuable than TIMING.

Here is a perfect example of why starting the conversation early matters:

I met a client months ago who wasn't in a rush. He had a very specific dream—a 5-car garage and a specific location. Most people wait to call a Realtor until they need to move right now. But because we connected early, I was able to set up a "silent search" for him.

Three months later? The Unicorn appeared. 🦄

It was everything he wanted, AND it came with a 2.25% assumable loan.

Here is the kicker: If he had been in a rush, we couldn't have bought this house. Assumable loans are incredible for the wallet, but they are a marathon to close. It took two months of daily calls and resilience to get it done.

Because he had Time, he didn't have to settle. He could afford to wait for the lengthy approval process, and now he is sitting in his dream home with a mortgage payment that feels like it’s from 2020.

The Lesson:
Don't wait until you have to move to start talking to a Realtor.

Sold this stunning home in Brookhaven Square earlier this year and it has a story I think it's worth sharing!

Zillow is one of the first words I hear from anyone trying to buy or sell and it really is a fantastic tool. What is an even better tool? A qualified Realtor® 🙋🏽‍♀️

Let me tell you WHY exactly. When I got the initial call for this listing, it had a "Zestimate" that factored in prices of what it considered comparable homes. When I got to do my personal Comparable Market Analysis, those numbers were WAY off. You see, as smart as these systems are, they don't take into consideration the improvements of a home, or the upgrades that bring true value. They don't physically walk through each home. They don't factor in the details an appraiser would be looking for and much less the marketability an experience Realtor® could see.

I show houses to all different kinds of people several times a week. I hear the things people look for, things they want. I understand how to highlight those items. I also know what things would hurt the sale of a home and discuss them prior to listing so we can adjust pricing or make repairs accordingly.

With all of that said, this show stopping home sold for 10k over said "zestimate" and all it needed was a deeper look. We listed the week between Christmas and New Year's which is notoriously slow but we had a time frame to meet. We planned an Open House that turned into a beautiful light snowy day. That didn't stop the right people from walking in and we got an offer less than a month from the listing date. So, let this lesson help you make sure you are maximizing your investment and trust a professional with your home.
