We obsess over "timing the market"—buying at the exact bottom or selling at the peak. But in my experience, TIME (having patience and a plan) is far more valuable than TIMING.
Here is a perfect example of why starting the conversation early matters:
I met a client months ago who wasn't in a rush. He had a very specific dream—a 5-car garage and a specific location. Most people wait to call a Realtor until they need to move right now. But because we connected early, I was able to set up a "silent search" for him.
Three months later? The Unicorn appeared. 🦄
It was everything he wanted, AND it came with a 2.25% assumable loan.
Here is the kicker: If he had been in a rush, we couldn't have bought this house. Assumable loans are incredible for the wallet, but they are a marathon to close. It took two months of daily calls and resilience to get it done.
Because he had Time, he didn't have to settle. He could afford to wait for the lengthy approval process, and now he is sitting in his dream home with a mortgage payment that feels like it’s from 2020.
The Lesson:
Don't wait until you have to move to start talking to a Realtor.
