Forgot to post because life….
but a quick update: this cutie is moving right along and on schedule.
All inspections have been done, TRR agreed upon and we’re headed toward closing! 🏡 💚

It doesn’t always go this way, and sometimes, as an agent, negotiation and advocation are necessary.
However, sometimes all parties involved are just agreeable and it is a beautiful thing! 👏🏼🙌🏼

Hey! It’s inspection day!
I had a physical therapy appt first, so I had to be versatile in my attire; functional meets professional. 😄
Pictured here is what I brought with me to be on the move today.

A little bit about inspections:
An inspection can take anywhere from 1-3 hours; more if there are any specialized inspections being done that same day. These are things that we communicate with the agent representing the other side of the contract.
The buyer/s can be present, but do not have to be.
After inspection we will receive a full detailed report. My buyer and I will go through this together and it’s at that point in the process that buyer will decide if there are things that we will ask to be repaired prior to closing. These things are time sensitive and getting them done in a timely manner protects the contract and keeps things moving along to respect both sides of the transaction.

I brought my headphones to listen to an audio book while the inspector does his thing. 🎧📖
And since I’ll be out and about all day, I brought snacks, of course. 😋
