I keep seeing people say they’re waiting for interest rates to come down before they move.

And honestly? I don’t blame you.

Some people have outgrown their homes but don’t want to give up their current rate. Others are continuing to rent because buying at today’s rates doesn’t feel comfortable.

We were in the same boat.

We wanted to move, but we weren’t willing to buy just anything just because we were ready for a different house. Eventually, we found a home where the seller was offering financial incentives that made the numbers work for us.

And that’s something I wish more buyers knew: the advertised interest rate isn’t always the end of the conversation.

I’m connected with quite a few new-construction communities from 300k-1M, and I’m often getting updates about builder and lender incentives available to buyers.

And let’s not forget my own amazing listing 😂 which has a VA assumable loan available for a qualified VA buyer.

So if you’re emotionally ready to move but the finances are what’s stopping you, talk to me.

That might mean we work together for a couple of years while you get your finances where they need to be.

Or you might be completely ready—like we were—and just need to wait until the right house with the right numbers comes along.

We looked at about three houses a month for eight months. 😭 At that point we probably could've built the damn house ourselves. 😂 But we specifically preferred an already-built home for financial reasons. I can make another post about that and how those construction loans work because that's a whole separate conversation.

My long, rambling story made short:

You may have more options than you think.

You don't have to buy a house tomorrow. You don't even have to be ready this year.

But if moving is something you want, let's figure out what would need to happen to get you there. ❤️

Hey go-getters! I heard a productivity tip a while back that has really stuck with me, especially on the days when I just don't feel like doing a damn thing.

The idea was basically this: practice the habit on the hard days too.

Because if I can learn to show up when I'm tired, overwhelmed, or just not feeling it, imagine what I can do when I'm having a great day.

And whew...that one got me.

I've always been really good at waiting for an “easy season” to start something new. I'll get motivated, make the plan, start doing the thing...and then life gets hard and everything pauses.

So now I form habits on what I can do on a bad day. And I've seen more progress and success this year than the last 2 combined.

I hope this helps someone else win this week.
