Selling your home and buying the next one at the same time is not a timing problem. It's a sequencing problem.
And sequencing is where most people get themselves into trouble.
They list first and hope the right house shows up. Or they fall in love with the next house before understanding what they can actually carry. Then every decision gets made under pressure.
That's backwards.
Before I tell a Merrimack Valley homeowner to make either move, I want to see the entire chessboard:

✨ How much overlap can you comfortably carry
✨ What does your buying power look like before and after the sale
✨ How competitive does your offer need to be
✨ Can a rent-back create breathing room
✨ Does bridge financing make sense here
✨ Would a home-sale contingency actually compete in this market
✨ How do we structure both timelines so you keep leverage
Because the goal isn't getting two closings to magically land on the same afternoon. The goal is giving you enough options that they don't have to.
That's the difference between moving with a plan and moving under pressure.
Hope is not a real estate strategy. If your next home depends on selling the one you own now, the strategy gets built before the first sign goes in the yard.
