Sometimes getting to the closing table takes a little more than putting a property on the market and waiting for the right buyer.
93 Clintonville Rd, Unit 4 was one of those closings. ❤️
My sellers are two of the sweetest people, and we knew from the start that we needed a strategic approach. We priced the condo at $260,000 based on its condition, updated kitchen, and desirable end-unit location, especially compared to another unit in the same complex that sold for $285,000 the year before and wasn’t an end unit.
We had interest, but no one was ready to commit.
So we regrouped.
We adjusted the price to $255,000, and the sellers offered to pay off the current special assessment and contribute $10,000 toward the buyer’s closing costs. That small shift created the movement we needed, and we accepted an offer.
Then came the curveball. 😬
After inspections and appraisal, the buyer’s lender discovered that three units were behind on recently due special assessment payments. That affected the association’s financial ratios and put the buyer’s financing in jeopardy.
I immediately contacted the association to find out what could be done. By then, one of those assessments had been paid, leaving only two outstanding, which brought the numbers back where they needed to be.
The deal was back on. 🙌🏻
And the best part? My sellers ultimately didn’t even have to use the $10,000 closing-cost credit.
Yesterday, we closed.
This one reminded me why doing the work and going the extra mile matters. Sometimes it means making another phone call, asking another question, and refusing to give up when there’s still a solution to be found.
Do the work. Go the extra mile. It really does pay off.
Yesterday was also a bittersweet day as I celebrated my daddy’s birthday without him. But the happiness my clients shared with me added a little sweetness to an otherwise difficult day. ❤️
