I couldn’t be happier for my clients that everything went super smooth on this home purchase! It all started with a text, “hey we need some advice about this house we found that we absolutely love and we have no idea what we’re doing”…All they knew was this house was absolutely gorgeous, was perfect for their needs, and was in absolutely move-in condition, and didn’t need any “small projects” to be completed. All inspections went smooth and great communication from seller’s side proved to make this one of the easier transactions I’ve had. I couldn’t have asked for better clients to work for, or have a better agent on the other side with fantastic sellers as well!

I recently had a first time homebuyer ask me if it’s a “good idea” buying a home right now, or if he should wait a while until things get back to “normal”. I then proceeded to ask him what “normal” meant in the Real Estate world…After speaking with him for a while in regards to the state the market is in, where interest rates are, and some special programs lenders are offering, he’s decided they’re going to get active and really start searching for a new home ! Couldn’t be happier for my sellers! They initially listed “For Sale by Owner” but had trust in me that I could make the selling experience a little smoother, and potentially get a little more out of their house by listing on MLS. Their trust paid off and we were able to net them more money than when they started! What’s even better was a quick closing for the buyers and selling, from listing to signing within 30 days, even around the Holidays!!

MLS is a platform used by real estate agents and brokers to share information about properties for sale and find available listings for prospective buyers. The MLS gets so much more exposure for your property than you typically could listing FSBO.

It’s been a busy few days!! Happy to say though I’m currently under contract with 2 buyer clients I’m working with, both local deals of which I’m always excited about! We are starting to see a bit more inventory on the market, and on both these current deals I was able to negotiate a LOWER than asking price, which has been unheard of for the last 6-18 months! So it all started on 6/1 when I got messages from
Andy and Amber that they wanted to take a walkthrough a house that was listed in town . They weren’t necessarily in the market for a new home as they are already owned a home, but they just wanted to “look”. After walking through the house they both almost immediately knew, this was the place they wanted to now call home! Now came the fun part of trying to figure out the ”how” and the logistics of everything as once again, they weren’t in the market for a new home and hadn’t started any of the process yet! A few days later I went over to their current home and evaluated it and we had a plan to get it on the market by the coming weekend . Thanks to Andy and Amber’s dedication and diligence of having the house ready for sale, I scheduled our professional photographer who came out and took excellent photos , and just like that we had it listed on MLS! All the while they were getting the home ready for sale I had them in touch with Chuck Motz who is a local lender with Cross Country Mortgage, someone I cannot speak highly enough of as he makes the home buying experience simple and easy and explains every step and process along the way ! As Chuck was getting their financials in order we put an offer on the house, and after a few days of deliberation our offer was accepted and we were under contract. I’m sure you’re getting tired of reading at this point but stick with me…. Fast forward to today and Andy and Amber have been in not one, but two title agencies in the last week. They almost simultaneously signed off on a place they called home since 2018 on Wed., and just signed and took ownership of their new home - a place ready for new memories and the next chapters of their lives. This is an absolute feel good story in today’s crazy real estate market and whenever you can get accomplish two things all at once, that is fantastic! Andy and Amber knew the house they were in had served its purpose and they wanted out and into something else, and we made that happen and I couldn’t be happier for them! Congratulations on your new to you home!

If you’re still with me and still reading this, maybe you’re in the same boat that Andy and Amber were in. …You’re ready for that next chapter but either too hesitant or too afraid to take the next step . My opinion is free and it never hurts to start that conversation.
