Want to know why it "feels like" buyers for residential real estate are coming back into the market place? Two things:
1) Seasonality. We usually see buyers start to come back into the market place right about now. And I personally think there is some pent up demand from the big pause as rates spiked in the summer of 2022.
2) Rates have retrenched and normalized. My thesis all along has not been so much the rate (we've had rates in this range before and buyers still transacted) but the pace of change was such that it caused buyers to hit the pause button. Rates have moved down and (maybe more importantly) stayed down (within a range).
