By the early 1970's sons Thomas L Dutton and Joel Dutton were full time and the company was selling property via real estate auction from their Navarre, Ohio office. Dutton also held offices in Carrollton and Dover, Ohio. The main company office was moved to just north of Navarre and incorporated as Dutton Auction & Realty Company in 1986. By the late 1980's Dutton Auction & Realty Company was conducting Real Estate Auctions in Stark, Tuscarawas, Columbiana, Carroll, Wayne, Portage and Summit Counties. Dutton also began doing large multi-parcel land auctions for the mining industry with coal companies Consol Coal, Dutch Shell, and R&F Coal consisting of over 100 land parcels and land tracts up to 5000 acres in the Southeast Ohio Counties of Harrison, Jefferson, Belmont, Tuscarawas, Muskingum, Coshocton, Guernsey, Noble, Washington, and Monroe as well as West Virginia and Pennsylvania. By the early 1990's Dutton had started to do larger real estate auctions in Akron and Cleveland through their relationship with Sheldon Good and Co. of Chicago, and was gaining more experience in the unique and specialized Real Estate Auction market. Several early auctions included 45 commercial properties throughout Ohio for British Petrolium and several large bank properties for the R.T.C of Cleveland. These auctions helped Dutton expand it's services to include accelerated marketing for Unique and High-End Residential properties via highly publicized real estate auctions across Ohio. By 1994 Dutton had sold over 53,000 acres of land in Ohio and conducted over 2,000 real estate auctions in New York, Pennsylvania, West Virginia, and their home state of Ohio. In 1998, Dutton secured the assignment to auction Rattlesnake Island in Lake Erie. This auction led to the Dutton Company receiving other prestigious Lake Erie Real Estate Auction assignments including: The Ship House on Middle Bass, Middle Island in Canada, Long Point on Kelley's Island, The Matthews Boat Company Property on the Portage River, Turkey Island-Canada on the Detroit River, and more recently 31 Acres of Waterfront Property on Kelley's Island that was owned by the Gaisieski Family for more than 75 years. Several of these assignments attributed to Dutton receiving "THE NATIONAL AND STATE REAL ESTATE AUCTION OF THE YEAR AWARDS" including "THE NATIONAL AUCTIONEERS ASSOCIATION 2000 - AUCTION OF THE YEAR".
