🎄🎅 ’Twas the night before Christmas, and all through the town,
My first-time home buyers were hoping, though hope had run down.

Back in 2020, they searched far and wide,
But offers flew in $20,000 over asking each time. 😵‍💫

They felt pretty defeated, decided to pause,
Sometimes the market just… needs a clause. 😉

🎁 Fast forward to now with a fresh holiday cheer. A new lender, new team, and yes — a new realtor here! 🙋‍♀️ Then a house hit the market, it felt warm, it felt right,
But others felt it too… multiple offers in sight! 🔥

We wrote up a strong one, gave it our best shot,
At first we didn’t get it but hope we did not stop.
Because soon word came through like a Christmas surprise,
The first buyer got cold feet… cue festive cries! 🥶🎉

🎄 And just like that, the house came back around,
To my buyers it went — joy all around! 🏡💫
Santa delivered a home just in time,
Keys for Christmas now that’s a sign! 🎅🔑

Congrats to my first-time home buyers, what a year-end delight,
Sometimes not all hope is lost… it just takes the right night. ❤️✨

🎉 Congrats to my buyers on purchasing their FIRST home! 🏡🙌💛

When they came to me, they were already pre-approved through a credit union… but they didn’t love how they were treated when they asked questions. One big thing they were never told was how an escrow account works — and that’s something every homeowner should understand.

📝 So what is an escrow account?
It’s a separate account your lender sets up to hold the money for your property taxes and homeowners insurance. Instead of paying those big bills all at once, you pay a little toward them each month as part of your mortgage. Your lender then pays the bills for you when they’re due. Simple and helpful! 👍

Their parents also wondered why they didn’t qualify for any first-time homebuyer assistance programs. The truth is…
➡️ If the bank you go to doesn’t offer these programs, then they can’t give them to you.
That’s why shopping around matters!
