Hi OP! There are 2 houses on the market right now in the neighborhood - both priced at 31% higher than the original builder sales price. Our market is hot, that's no secret, so if you are looking to sell this could be you too! Now, I do understand the big question of, "where would I go? The housing market is so tight right now and I don't want to buy at the height of the market" and that is an 100% valid question - my answer is two-fold. One, you like new construction...there are several new construction communities still available in Mt. Pleasant and that will still reap the benefits of our appreciating market - like OP. So take the equity you have and build upon that in a newer community. Secondly, if you are looking to be more "in town" but are used to and love the "new" feel of a house, you can purchase one closer to downtown and take your equity to renovate/remodel to exactly your liking!
