I really wish I never had to deal the with the builder Lennar ever again. It is always a hassle and they also think they don’t need to work with Realtors. I will always do what’s best for the client but dealing with them is miserable. It makes no sense but they find a way to make a mess of things. 👎🙄👎

Can someone please send me a contractor for a whole house renovation for a client of mine. I have spoken to and met with several and they are either too busy to get to it in a month or two or never respond. Typical contractor issues… One has been dragging it out for months and I’m over it. My usual contractor retired and it’s hard to find another good contractor with reasonable pricing. Thank you for any recommendations!

The Real Estate market is crazy right now! And of course, here comes all of the cheesy gimmicks and catch phrases some Realtors cook up to lure you in so don't get fried! There are ways to take advantage of the times but it usually isn't marketing scheme that is going to help you. The market is getting busy but it isn't what some people are saying. No, it is not an unusually busy market, it is actually still slow compared to Charleston's peak markets. What is driving this market is directly related to the amount of inventory buyers have to choose from. There are so few houses being listed that the demand is insanely high and prices are rising at a tremendous rate! Right now, a buyer may only have 3-5 houses that match all of the criteria that they want in their next home but there are 15-20+ other buyers looking for that similar home. After losing a few houses they wanted buyers are getting discouraged and putting in more aggressive offers to get the contract. They are moving here soon and need a house to live in! It has to appraise, you say? No, it doesn't!! The market is so competitive in the Charleston Tri-county area that most homes are receiving offers that have the appraisal contingency waived! That's right, if the house doesn't appraise, the buyer is willing to pay the difference to get the deal done! If you have thought about selling, it may be a good time to think about it a little more seriously. With rates still extremely low this market is on fire and you should take advantage if you can. Some communities are larger so you may want to specify number of bedrooms or square footage range. I have a client looking for a house in Mount Pleasant around the Belle Hall area, preferably in Tidal Walk. If anyone is or knows someone looking to sell soon in that area, please let me know. They are very easy to work with and can close whenever it is convenient for the seller. They would like at least a 4 bedroom or possibly a 3 bedroom with a FROG or bonus room.
