Veterans and eligible service members may have a powerful homeownership tool. VA-backed purchase loans can offer no down payment when the sales price does not exceed the appraised value, no private mortgage insurance, limits on certain closing costs, and no prepayment penalty. Eligibility and lender approval still apply. If you have earned this benefit, make sure it is part of the financing conversation.

Program terms and eligibility requirements apply and may change. Consult the VA and a licensed lender.

Before you fall in love with a property, get clear on the full monthly cost. The mortgage payment is one piece; taxes, insurance, HOA dues, utilities, maintenance, and potential repairs all affect what feels comfortable.

A good first step is to set a payment range that leaves room for life outside the house. Our team can help you ask the right questions as you explore options across the Lowcountry.

What cost surprised you most when you bought or started shopping for a home?

A good homebuying plan starts with four numbers: your comfortable monthly payment, cash available for closing, current debts, and the amount you want to keep in reserve after closing. A lender can translate those numbers into loan options. A real estate professional can then focus the search on homes that fit the plan. Preparation creates confidence.

Affordable housing work does not always make the headlines. Here is a concrete development worth watching.

On September 22, USDA Rural Development announced a 24-month pilot designed to make it easier to transfer existing rural rental properties while keeping them affordable. USDA also announced a separate change related to loan-to-cost financing for rural multifamily housing.

Why does this matter? Preserving the homes we already have is part of the solution. So is finding feasible ways to build more rental housing in rural communities.

My question is: How can we help turn these policy changes into actual homes?

If you own land in South Carolina and have considered developing affordable rental housing, let’s talk. We can explore the location, infrastructure, zoning, potential partners, and whether rural housing programs might fit. I would also welcome a conversation with owners of existing rural rental properties who are thinking about their next chapter.

The need is real. Let’s put land, resources, and willing partners to work.

Affordable workforce housing is about whether the people who keep a community running can also afford to live there: teachers, nurses, hospital staff, firefighters, police officers, EMS professionals, service workers, and public employees. Creating more attainable choices takes land, financing, infrastructure, thoughtful development, and cooperation. CJM is committed to practical housing solutions that expand opportunity.

Factory-built housing can be part of the path to affordable homeownership.

Some programs permit qualifying manufactured or modular homes, but the home, foundation, land, financing, and lender must all meet program requirements. Confirming those details early can help buyers avoid costly surprises later.

The Federal Reserve raised its target range to 3.75%–4.00% on September 16. That does not mean mortgage rates became 3.75%–4.00%. Mortgage rates respond to bond markets, inflation expectations, economic data, loan characteristics, and lender pricing. Buyers should compare actual loan estimates and monthly payments rather than trying to time one headline.

Rates and program terms are subject to change. Consult a licensed lender for current options.

Could a Housing Choice Voucher help support a path to homeownership?

Some participating housing authorities allow eligible voucher households to apply assistance toward qualifying monthly ownership expenses. The voucher helps support the payment—it does not purchase the home in full. Family Self-Sufficiency may also be a valuable readiness step.

Mortgage-rate update: Freddie Mac reported that the average 30-year fixed mortgage rate was 6.95% on September 17, up from 6.76% the week before. Rates can move quickly, and the rate available to any buyer depends on the loan, credit, down payment, points, and lender. The useful question is not simply “What is today’s rate?” It is “What payment and financing structure work for my household?” If you are considering a purchase, let’s build the numbers before you rule yourself in or out.
