Three things I check before I tell a buyer a house is "worth it".

1. Does the layout actually flow, or does it just look good in photos? (Soaring ceilings and skylights only matter if the living-to-dining-to-family-room path doesn't feel chopped up.)

2. Are the rooms sized for how people actually live now, home office, guest space, room to grow?

3. What's the 10-minute radius look like, schools, parks, groceries, gym, and the freeway exits/entrances?

Ready means: you know your number, your timeline, and you've already had the conversation that most buyers put off until it's too late.
These buyers had that conversation. Today they have an address. 🏠
