This is admittedly a little silly… but also kind of fun.

People absolutely make snap judgments about houses. My first little house had a striking lilac front door. The house itself was in pretty rough shape, but I loved that door — and honestly, I think it helped sell me on the house.

Good listings start before they hit the market.

The photos, the landscaping, the small repairs, the pricing strategy, the timing — most of what makes a listing successful happens long before the sign goes in the yard.

Sometimes it’s as simple as fresh mulch and better lighting. Sometimes it’s helping sellers decide what not to spend money on. Sometimes it’s waiting an extra week for the right weather and photography.

Preparing a home well doesn’t guarantee an instant sale, but it usually changes how buyers feel when they walk through the door — and that matters more than people think.

Some sellers prefer to market quietly before going fully public. That means there are occasionally homes on Compass.com that never appear on Zillow at all — along with others that are available there before they hit the broader market.

For buyers, it can be a useful way to keep an eye on inventory that you might otherwise miss, especially in a market where good homes don’t always last long.

Just helped my buyers close on this beautiful log cabin home — and a first for me: I’ve never sold a log cabin before.

You don’t need a massive landscaping budget to improve curb appeal before listing your house.

In our experience on Cape Cod, some of the projects that make the biggest difference are also some of the simplest. If you don’t have unlimited time or money, these are probably the five things we’d prioritize first:

Fresh mulch
Trimming overgrown shrubs
Removing ominous tree limbs hanging over the house
Power washing and/or staining the deck
Cleaning up the walkway and front entry

Bonus: a couple of healthy annuals in pots near the front steps can go a surprisingly long way in photos and during showings.

Buyers absolutely start forming opinions before they walk through the front door, and small exterior improvements can completely change the overall feel of a property.
