ANOTHER PROPERTY SOLD!
I’ll say it clearly: I do not recommend selling your home on your own. And that’s coming from someone who has closed hundreds of transactions.
Even as a seasoned REALTOR®, selling my own home required strategy, discipline, emotional control, and constant attention to timelines and negotiations.
Real estate is not just putting a sign in the yard — it’s pricing correctly for TODAY’S market, managing inspections and contracts, coordinating moving pieces, and keeping everyone calm when emotions run high.
When we finally priced our home in line with current market value — not last year’s market — we secured a buyer quickly and were able to confidently move into our next chapter.
Pricing strategy matters.
Timing matters.
Negotiation matters.
I also practice what I preach:
• Start packing before you list
• Remove personal photos and clutter
• Present the home as a product, not a memory
Preparation reduces stress and increases value.
This move made me an even better REALTOR®. Over the last six months, I personally toured more than 30 communities researching new construction under $500,000. What I found? In many cases, new construction is priced competitively — sometimes even below comparable resale homes.
We chose a gated community with amenities, bike paths, and a lifestyle that fits our family. That kind of research takes time — and I’ve already done it.
If you need to sell and buy at the same time, you need someone who can manage multiple timelines, contracts, negotiations, inspections, and logistics without letting anything fall apart.
That’s what I do.
If you’re thinking about a change of address — whether resale or new construction — let’s talk. Use my experience, market knowledge, and boots-on-the-ground research to position your family for success.
When it’s time to move, move with a professional.
