My clients sometimes talk about getting rid of all their old furniture when moving, so they can get brand new furniture for their new home.
HONEY, this is a mistake!
Now, if you’re headed over to Facebook Marketplace to find all your new funiture, that’s fine and dandy.
However, if you’re planning to go head on over to a furniture store to buy all new furniture, there’s often been a 3-8 moth wait for delivery.
*womp womp*
I know you hate your decade-old couch that you bought of Craigslist, but it may be worth hanging onto it for a little bit longer. This way, you have at least something to sit on as you binge Schitt’s Creek for the 6th time.
And trust me when I say sitting on an old couch is better than sitting on hardwood floors.

The big day is here! I just put your house is on the market and it’s almost time for your first showing. What do you do?
1️⃣ Stow away everything. Tuck away yesterday’s mail, the books, the toys, and whatever else needs to be put away. This includes any pet “accessories” like toys, food/water bowls, and litter boxes.
2️⃣ Turn on the all the lights & open the blinds. Let the light shine in to make your home feel bigger and brighter.
3️⃣ Hide or remove any valuables. Make sure to hide or take with you any highly private information as well.
4️⃣ Grab Fido and the kids, and get the heck outta there! Hit the road Jack, but you can come back… after the buyers have left.
Yes, it can feel like a pain to do this every single time you have a showing. But don’t worry, in this market, your home will be under contract before you know it!

The market is doing WHAT?!?!? Let me pull back the veil and show you what’s really going on in the market.
Prices are still high. They’re still 15-25% higher than they were this time last year. The good news is that the forecast by the National Association of Realtors projects that home prices will decline a little during the fall and winter. (And yes, they’ll increase in the spring & summer again).
If you’re thinking about mortgage rates, they’re ever so slowly starting to creep back up. Whether they’ll go back down or not remains to be seen.
So what’s the takeaway?
If you’re looking to buy, it’s time to jump on it!
If you’re looking to sell, you’re also going to have to buy as well… so JUMP ON IT!

“Honey! I can’t find my keys!” Now what?
Okay, start by finding your keys (obviously). But then let’s create a system so that you never lose your keys, wallet, or sanity again.
How do we do that?
We create a home command center. This is where you put all your day-to-day or week-to-week essentials. Keys. Wallet. Coupon. Planner/calendar. Kids’ backpacks & homework. Work stuff you brought home. Mail.
Now it’s time to create your command center…
1️⃣ Pick a high-traffic space. It could be by the front door, the kitchen, or somewhere else.
2️⃣ Hang a calendar and communication board (ie: small whiteboard)
3️⃣ Add hooks for you to put your keys, hats, jacket, etc.
4️⃣ Create some shelving or a flat surface. This could mean installing a floating shelf or getting a console table.
5️⃣ Grab some baskets and organizers and get down to work.
No more losing your keys or forgetting your wallet!
