🔥 Gas vs. Electric Water Heaters ⚡

They both do the same job, but they work a little differently.

⚡ Electric water heaters use internal heating elements to heat the water and don’t require a gas supply or exhaust vent.

🔥 Gas water heaters use a burner to heat the water and require proper gas connections, combustion air, and venting to safely remove exhaust gases.

During a home inspection, I’m not just checking whether the water gets hot. I’m also looking at the installation, connections, safety components, signs of leakage or corrosion, and the overall condition of the unit.

Your electrical panel shouldn’t be treated as an “out of sight, out of mind” part of your home.

Take a quick look around it occasionally for warning signs such as:

• Rust or corrosion
• Water staining or moisture
• Buzzing or crackling sounds
• A burning odor
• Breakers that repeatedly trip
• Missing covers or open spaces in the panel

💧 Water and electrical equipment are especially dangerous together. Even a small plumbing or foundation leak near the panel deserves attention.

You don’t need to remove the panel cover—leave that to a qualified professional. A simple visual check from the outside can still reveal a problem early.

Not just opened the cabinet to grab something, actually looked. 👀

Small plumbing leaks can go unnoticed for weeks or even months, especially when everything is tucked away inside a cabinet.

Take 60 seconds and check for:

💧 Damp or swollen cabinet bottoms
🔧 Corrosion around supply connections
👃 Musty odors
⚫ Discoloration or suspected microbial growth
🚰 Slow drips around drain piping

A leak doesn’t have to leave a puddle on the floor to cause damage.
