The article is 6 years old but nonetheless a good reminder/tip to be aware of what we all assume is “harmless” potting soil….

Every year firefighters warn us about the dangers of space heaters, string lighting, fire pits and burning candles. These are serious hazards, but the fire experts are now adding potting mixes to this list.

It has been 11 and a half years so a thank you for everything may take a bit of time, but here goes...

Thank you for the great service, friendly advice, realistic expectations, professionalism, follow through, follow up, phone calls, emails, forms, paperwork, yearly cash flow sheet, coordinating service calls and home warranty repairs, coordinating service calls and home warranty repairs when the original service calls and home warranty repair didn't work, market comps, signing leases, signing renewals, more market comps, yearly walkthroughs, yearly maintenance, tearing down walls and rebuilding them, dealing with letters from lawyers, keeping tenants happy, giving tenants proper notice, mailing checks to Canada, mailing replacement checks to Canada when the original one never showed up, dealing was phantom HOA companies and representatives, being kind, being patience, being kind and patience, giving me valuable information and insight year after year.

Thank you for repeatedly under promising and over delivering. Everyone on your team would always complete whatever the task was with such precision. I will never forget your great work ethic, honesty and integrity all while keeping everyone's best interest in mind. Don't ever underestimate the value you bring to the table as individuals and as an organization.

Traditionally, I am a very hands on person and enjoy being involved with the day to day operation of a property. Oddly enough, being 1,500 miles away, never having a set of keys and only physically entering the property twice; I never felt more comfortable. Property Management Tip:

Do NOT run any type of water to include upstairs washing machines when you are not home. Those upstairs washer/dryer are "convenient and cool" until this happens (see photos). 85% of the house was compromised by the water from the failed washing machine and nobody was home to prevent damage.

Nobody is at fault but we often rely on the convenience of machines and they dont always prove reliable.😭

Hello Priority Property Management residents!

As we approach the hottest 🥵 daysof the year, we ask that you keep in mind a few key tips to help you through this intense heat and in the unfortunate circumstance of your A/C not working.


🥇 First, please be PROACTIVE. If your A/C unit is on the ground, keep the area around it clean and free of obstructions to maintain air flow. Clean 🧼 the air conditioner on a regular basis. Refer to your owner’s manual if it was provided for instructions on cleaning your particular unit. In most cases, you can use a broom and garden hose to wash out the leaves 🍃 and dirt, but you need to use care around coils as they can be easily damaged.

With the extreme 💯 temperatures we are expected to hit, our A/C units will have to work extremely hard to cool a home. In order to prevent your A/C from shutting down, please be sure to keep your A/C no cooler than 78 during the hottest part of the day. If you are not going to be home, it is best to set it for 84.

***DO NOT TRY TO COOL YOUR AC MORE THAN 2 degrees at a time (usually per an HOUR**

Please note that in the event your A/C breaks we cannot guarantee same day or even weekend appointments as the A/C vendors become extremely inundated with calls. Please also note that if there is a home warranty on the property in which you reside, PPM must adhere to their vendors and timeframes.

Here are a couple of helpful hints, in the event you feel your A/C unit may not be functioning properly. We ask that you review these, and attempt the steps provided prior to placing a work order or contacting our office.

No air 💨 blowing from vents:

Please check the circuit breaker. These are normally located in a garage, outside next to the power meter, or in a closet. When a breaker trips, it only moves slightly, so spotting a tripped breaker can be tricky. When you find it, turn it to the Off position completely and back in the On position. If the A/C breaker continues to trip, please call the office or submit a work order using the tenant portal.

Please ensure the filter is cleaned or replaced every 30-60 days depending on the manufacturer’s specifications. Sometimes when the filters are too dirty, poor airflow results, and it can feel like no air is coming from the vents at all and that your A/C will be working overtime due to the clogged filters.

Hot 🥵 or warm air blowing from vents:

In extreme temperatures, A/C evaporator coils can freeze in an attempt to keep your home cool. This is because there is too great a difference in the temperature outside compared to what is set on your thermostat. It is also especially true during these times when we reach a range of humidity around 30%. Since we are in a desert and not accustomed to any humidity, when it does increase, it wreaks havoc on A/C units. It’s easier for an A/C to keep a home at 72º when it’s 95 º out than when it’s 115 º. Instead of lowering the thermostat in very hot temperatures, set it two or three degrees warmer than you usually have it to avoid frozen coils. If you think the coils have already frozen, turn the thermostat off for a couple of hours and then set it to 78 º or warmer.

These actions can mean the difference in waiting over the weekend for service or having your A/C working again relatively quickly.

As always, if none of these solutions are working for you, please call the emergency number after hours at 702-834-6000 ext. 111, submit a work order through your tenant portal, or call maintenance during office hours at 702-834-6000 ext 107.

Again, please be advised that we will do all that we can to assist you afterhours should you run into trouble, but we cannot guarantee same day appointments. If you find that you’re having trouble with your A/C in the middle of the night, we ask that you submit your work order online and we will address it first thing the following day.
