The perfect house isn't what made my mother in law feel at home, her new neighbors did.

I had the pleasure of moving two family members here this year, the most recent being her. She settled in fast, and the floor plan helped, but it was most importantly the people who wave to her every morning.

If you're helping someone move somewhere new, don't stop at finding the right house. Pay attention to who's next door too.

But prices aren't always what they look like on the surface. Sometimes there's a strategy behind it, or a reason that only makes sense once someone explains it. You won't know that from scrolling alone.

Before you write a house off, have the conversation. Ask about the pricing, the story behind it. You might be surprised what you find out, and you'll never know if you don't ask.

Moving with kids is tricky. Their feelings are real, and pretending otherwise doesn't make packing day any easier.

One thing that helps is giving them something to look forward to. A reading nook in the new room. A little unpacking party once the boxes are gone. Something small and specific you can point back to when they're upset about leaving their toys in a box for a few days.

And once you promise it, follow through. That's the thing that turns a hard moving day into something they actually remember fondly.

Nobody wants a gap between selling their house and getting the keys to the new one, sitting there with all your stuff and nowhere to put it. It happens more than you'd think, but it's avoidable.

Start with the leverage you actually have. You usually have more control over the timeline on the house you're selling than the one you're buying, so use that.

The other piece is making sure everyone's on the same page early. Your agent, the other agent, everyone involved needs to know the timeline you're working with. That's how you catch the tricky stuff before it turns into you standing in your driveway with nowhere to put your couch.
