Heading into Memorial Day weekend with a full heart.

Grateful for the people who made every ordinary weekend — every backyard cookout, every lazy Saturday, every front porch evening — possible. We don't take that lightly.

However you're spending the long weekend — good food, family time, something slow and easy — I hope it's everything you need.

We'll be back at it next week.

Happy Memorial Day, Central Arkansas.

If you haven't been to Speakeasy Cafe in Benton — I need you to go.

It's one of those wonderful little family-owned spots with total hole-in-the-wall charm — the kind of place that feels like a local secret, and once you find it you wonder how you ever went without it.

I've been going there for years, and for good reason. The breakfast and brunch food is delicious, and the coffee? The coffee is absolutely to die for. I don't know what they do but it should be illegal how good it is.

This is exactly the kind of place that makes Benton special. Go check out Speakeasy Cafe and tell them Katie sent you.

Thinking about selling your home someday? Here's something worth knowing before you even call an agent:

The homes that sell fastest usually spent time getting ready before they hit the market.

I know that sounds backwards. But the prep work — the cleaning, the decluttering, the little repairs you've been putting off — that's not just cosmetic. It affects how buyers feel when they walk in the door. And how they feel matters. A lot.

A few things sellers often overlook:
Curb appeal — first impressions start at the driveway
Clean windows — sounds small, makes a huge difference
Fix dripping faucets and squeaky doors — small things signal well-maintained
Start decluttering early — buyers need to picture their life there

You don't have to renovate. You just have to make it feel cared for.

If you're thinking about listing and want an honest conversation about what might make a difference in your specific home, I'm happy to talk it through. Zero pressure, just honest eyes.

Real talk — there is a lot of waiting in real estate. 😄

Waiting to hear back. Waiting for paperwork. Waiting for conversations to turn into something. Waiting for the right moment to arrive.

I'm not always the most patient person. But I'm learning.

What I've been doing in the meantime: building. Asking questions. Learning the market. Making sure that when the right moment comes, I actually know what I'm talking about.

Because when someone trusts me with something this big — their home, their next chapter — I want to be ready. I take that seriously.

Ace has been completely unbothered through all of this and is currently in the middle of his first nap of the day. Very inspirational.

Happy Friday, y'all!

Okay, I have a special one today — and yes, I'm a little biased. 🌹

Verona's Italian Restaurant in Benton holds a real special place in my heart. I actually used to work there as a server, so when I tell you the food is amazing, I mean I have eaten a lot of it and I stand by every bite. 😄

It's a wonderful family-owned Italian restaurant — warm, genuine, and exactly what a neighborhood spot should feel like. And here's the thing: it is incredibly affordable for the quality you're getting. Perfect for a family dinner, a date night, or just a Tuesday when you don't want to cook.

If you haven't been to Verona's, please go. Tell them Katie sent you, and enjoy every bite.

One thing I didn't expect about this job: how much it would change the way I see things.

I drive through neighborhoods differently now. I notice rooflines. I think about school districts. I see a "For Sale" sign and immediately start wondering — who's leaving? Where are they going? What's the story?

Almost four months in and I already can't turn it off. 😄

But more than anything — I hear people differently now. When someone tells me they want to buy a home, I hear more than a transaction. I hear stability. I hear finally mine. I hear someone who's been working toward something and is finally ready.

That part I take seriously. Like, really seriously.

Still learning every single day — but I was made for this.

This Sunday is Mother's Day, and I just want to say —

To every mom who has worked for, dreamed about, or is currently sleeping in a home she made into something for her family: this one's for you.

Home is so much more than a purchase. It's where the school projects happen on the kitchen floor. Where the traditions got started without anyone planning them. Where your people feel safe coming back to.

That's what I think about in this job. Not just the transaction — the life part.

Sending so much love to all the moms in Central Arkansas this weekend. Especially the ones secretly scrolling Zillow at night, dreaming about a little more space or a backyard the kids can actually use. I see you.

Happy Mother's Day!

If you need a photographer in Central Arkansas, I have exactly one recommendation — Jacey Ables at J Ivell Collective Photography.

I've had the pleasure of working with Jacey personally, and she is one of the sweetest, most talented people you'll meet. She's incredibly easy to work with, she puts you at ease in front of the camera, and the creativity she brings is genuinely something special.

Whatever you need — family portraits, headshots, something more creative — Jacey will take care of you and then some.

Go check out J Ivell Collective Photography and reach out to Jacey. I can't recommend her enough.

Something a lot of first-time buyers don't realize: getting your offer accepted is just the beginning.

Once a seller says yes, there's a whole process between that moment and the day you get the keys — and knowing what to expect makes it so much less stressful.

Here's a simplified version of what happens next:

Home inspection takes place — usually within the first week or two
Appraisal is ordered by your lender — confirms the home's value
You lock in your interest rate
Underwriting reviews your full financial picture
Clear to close — you get the green light
🔑 Closing day — you sign, you pay, you get the keys

The whole process typically takes 30–45 days from accepted offer to closing, sometimes faster.

There are a lot of moving pieces, and a good agent keeps an eye on all of them so nothing falls through the cracks.

If you're curious about what this looks like from start to finish in a real transaction, I'd love to walk you through it. DM me any time.

Happy May!

I'll be honest — April flew by. I feel like I blinked and a whole month happened.

What I know from April: I learned more than I expected. I had more conversations than I thought I would. And every single time someone reached out because they saw a post or remembered my name, I got that little jolt of this is actually working.

May feels like a good one. Spring is in full swing, the market is moving, and I'm finding my footing a little more every week.

Also Ace knocked over my coffee this morning and I still showed up on time, so I'm calling that a win.

If real estate is on your mind at all — buying, selling, just curious what the market looks like — slide into my DMs. I love the questions. Genuinely.

Happy Friday!
