Ghost your landlord. Not your Realtor.

Because paying rent forever?

That could come back to haunt you.

If buying fits your life and your budget, homeownership gives you something your landlord probably isn’t going to hand over anytime soon: equity.

And no, I’m not saying you need to panic-buy a house before the clock strikes midnight.

Markets change. Rates change. Prices change. The “perfect” time to buy is basically a mythical creature at this point.
What matters is whether the numbers make sense for you.

Buy the house you can comfortably afford. Keep some money in the bank. Leave room for vacations, dinners out, and the occasional Target trip that somehow costs $187.

Then let time do its thing.

Because five years from now, you might not remember what interest rates were in October 2026.

But you may remember all those rent checks.

Now THAT is scary.

Good morning, sunshine!

Coffee: necessary.
Laptop: open.
Real estate: already happening.

Me pretending I’m going to drink that coffee while it’s still hot: adorable. Most likely, I'll spill some on my shirt.

Some mornings are contracts and negotiations. Some are searching for the house I’m convinced exists because my buyer described it in VERY specific detail. And some are figuring out how to make a move to Northern Utah feel a whole lot less overwhelming.

Basically, if you’re thinking about buying, selling, or moving to Northern Utah, there’s a decent chance I’m already sitting somewhere with coffee figuring out how to make it happen.

And yes, I absolutely choose my “office” based on the coffee.

There is absolutely no award for finishing a showing you hated in the first five minutes.

You do not have to politely wander through every bedroom.

You do not have to pretend the kitchen is “interesting.”

And you definitely do not have to stand in a questionable basement trying to find something nice to say when we all know we're terrified of what's going on down there and just want to run up the stairs.

Just look at me and say, “Nope.”

We can leave.

Honestly, that helps me. Every house you hate or love gets me a little closer to figuring out what you actually want. And I would much rather spend our time finding your house than admiring someone else’s terrible backsplash that you don't want to replace, for another 25 minutes.

Buying a home should be fun. You’re allowed to be picky. I can take it.
Ready to go look at some houses and ruthlessly eliminate a few? Call me.
