Here’s one of the things sellers don’t find out until it’s too late…” 👀

You’re days away from closing when suddenly the title company finds a lien or judgment tied to your name or property.

And just like that, closing can hit a delay. 😬

The good news? This happens more often than people think and many times, it can be resolved before closing when caught early enough.

During the title process, things like unpaid taxes, old loans, child/spousal support liens, or unresolved judgments can show up in public records. These issues have to be cleared so the buyer receives a clean title.

During a recent open house 🏡 I met a young family and their baby 👶 he was as happy as can be smiling walking around, this family was stepping into purchasing their first home, moving out of a 1 bedroom apartment, they where excited, nervous and motivated all at the same time (a common feeling for buyers) and it hit me:
