Some people really feel they need 20% to put down on a house which sounds smart, until the price of housing increases.

In some markets it’s not uncommon for prices to rise faster than can be saved.
Here what I advise clients or future clients to do Consult with a mortgage lender & run the numbers now. If the monthly payment is doable with the down payment you already have saved, you may want to consider buying sooner rather than later.

Not to nitpick but...

There are a few things I obsess over when touring a home.

It might take a few extra minutes, but being thorough protects my clients in the long run.

Some things are easy to spot — fresh paint or new finishes. Others take a trained eye and years of experience: roof age, HVAC, signs of moisture in basements, proper drainage, and whether the property sits in a coastal flood zone (something to watch for across parts of Long Island).

My clients know that when we’re house hunting on Long Island, I’m weighing those details, comparing neighborhoods from Huntington to Montauk, and looking for what we can leverage in negotiations.

2. That “secret” North Fork vineyard or East End beach you swore was private goes viral on TikTok and loses its vibes overnight.
3. Montauk Highway becomes a weekend meditation in brake lights — it’s not traffic, it’s a Long Island ritual.
4. Jones Beach and Robert Moses parking remain an extreme sport; someone will park three blocks away and call it “close.”
5. The LIRR announces a tiny timetable tweak and commuters invent four new passive-aggressive celebration rituals.
6. A Gold Coast mansion becomes an influencer backdrop and suddenly every foyer “needs” marble and a chandelier.
7. Backyard upgrades escalate: outdoor kitchens, heated pools, pergolas so extra your neighbor files a planning petition just to keep up.
