Dear Friends, we published 2022Q2 Update on real estate market in South Florida. Housing inventory continues to increase in almost every corner of South Florida. The epicenter of oversupply of properties for sale is in west part of Broward County, in cities Weston, Parkland, and Coral Springs. The areas less impacted by oversupply are across Palm Beach county, and in the east side of Miami-Dade county. There is still strong demand for cheaper properties, and condo units. Is It Better to Rent or to Buy a Property? We took a closer look at the financial aspects of buying real estate using a specific example of a townhouse in North Miami Beach. We have built a financial model for the following situations: buying as an investment with and without a loan, buying as a second home, and buying real estate for permanent residence. Out analysis demonstrates that buying real estate for permanent residence can be equivalent to an investment with a high return (from 10% per year).
