A Russian businessman achieved a $50 million return on investment in just four years, after selling his waterfront Miami Beach mansion in an off-market deal.

Ilya Karpov, former general director of one of Russia’s largest grain producers, bought the 2740 North Bay Road property in 2022 for $20.6 million. LLCs tied to Karpov just sold the 0.6-acre, two-story mansion to a trust for $72 million.

The trade is North Bay Road’s most expensive home sale of this year.

No good deed goes unpunished. Corcoran, Corcoran Sunshine Marketing Group, and Brown Harris Stevens are learning that the hard way, according to a recent lawsuit.

The brokerages are suing developer Circle F Capital for allegedly stiffing their brokers out of $450,000 on commissions for their work on 1 Park Row, even though the brokers agreed to significantly reduce their commission to accommodate the developer’s “purported cash problems.”

A broker with ties to billionaire Citadel CEO Ken Griffin was behind a condo buyout in Miami’s Wynwood district – where Griffin also made a splashy office buy earlier this year.

Broker Mario Borda manages the five companies that carried out the Wynwood Lofts buyout, with 22 units at the 250 Northwest 23rd Street building selling for $919,515 per unit.

Borda worked on Griffin’s behalf for a 2024 Brickell condo buyout, as the billionaire was developing a nearby supertall.

Ken Griffin's Miami tower has a New York subplot. The Citadel billionaire is moving ahead with a 54-story, 1.7 million-square-foot office tower in Brickell, dropping earlier plans for a hotel and doubling down on space for Citadel and Citadel Securities. The project has been in the works for years, part of Griffin’s broader push into South Florida.

Lately, though, the contrast has sharpened. Earlier this month, Mayor Zohran Mamdani stood outside 220 Central Park South — where Griffin owns a record-setting $238 million penthouse — to promote a proposed pieds-à-terre tax. Citadel’s COO called the move “shameful,” and Griffin has since suggested he could walk away from a planned $6 billion office project at 350 Park Avenue.

Miami, meanwhile, is offering fewer headaches and more headroom. Site work is already underway on the bayfront Brickell development, which could become the long-term home for Griffin’s firms.
