Every closing teaches us something, and this one reinforced an important lesson about today's Myrtle Beach real estate market.

Pricing matters—especially on Day One.

In today's market, buyers have choices. When a home is priced appropriately from the start, it has the best opportunity to generate interest, showings, and strong offers while it's still fresh on the market.

When a home is priced well above what the market will support, it often sits longer, requires multiple price reductions, and can eventually lose momentum. As days on market increase, buyers may perceive they have greater negotiating leverage.

Every property is unique, but one thing remains consistent: the market—not the seller or the REALTOR®—ultimately determines value.

My goal has always been to help my clients understand today's market conditions so they can make informed decisions and position their homes for the best possible outcome.
