One thing to consider if you want to decrease your loan pay out and have a 30 year mortgage use this formula to curtail you loan from 30 years and decrease it to approximately 23 years.

Take your principal and interest payment and divided by 12. Ie if your principal and interest payment is 1200.00 per month divided by 12, you would need just to pay $100.00 extra per month on the principal each month to reduce your loan to approximately 23 year pay off instead of 30.

Most lender has two options/categories when you are paying your monthly mortgage payment. 1. You can pay more toward the principal or 2. Pay more toward your escrow.
Just remember always pay that 1/12 amount extra toward the principal amount each month.
