It’s subtle. And it’s exactly why showing houses is about a whole lot more than unlocking doors. 🔑🏡

See that sewer cleanout? Now look a little closer at the wall around it. 👀

There’s evidence that something has happened here before . The staining/splatter around the cleanout that makes me wonder if this sewer line has been backed up, cleaned out, or scoped in the past.

Does it automatically mean there’s a problem? Nope.

Does it mean I’m going to ask questions? ABSOLUTELY. 🙋‍♀️

➡️ Has there been a sewer backup?
➡️ Has the line been scoped or cleaned?
➡️ Were repairs ever made?
➡️ Are there invoices, reports or video from a previous scope?

These little clues matter, especially if the buyers want to write an offer.

My job isn't to diagnose what's happening behind the walls or underground. That's what inspectors and sewer professionals are for.

My job is to notice. To ask. To educate. And to help my buyers know when we need more information.
