Through inspections and officially on to closing.

One thing about me, I’m super super superstitious. I don’t like to talk about deals that I have under contract or listings that I have pending until we’re through inspections and we know we’re heading to closing. So to be fair both of these places have been under contract for a week or so.

One is one of our rentals, which is a very good income producing rental that will be going over to another owner who will continue to keep us as a rental. Great location on Bradenton Beach and a really, really nice property.

Second property is my buyers who will be selling and moving from the northeast. They were tired of New Jersey, tired of the high taxes, tired of the high cost of living, and they are buying a house here in Florida and then selling their house up in New Jersey.

What a ride, so my client Nate and his wife came to me almost a year ago. We previously looked at some built new construction we looked at some resales. Finally October of last year I found an awesome back-to-back double lot for them and got them hooked up with the Builder. Last week they closed on their new construction home here in Florida.

Next step for them, getting a pool installed here in the next few months and they will be able to enjoy a nice warm winter versus the cold and snow up north.

Super happy for my client Ryan, him and his wife are investors who are putting together a pretty good portfolio of rentals here in the southwest Florida area.

He found this duplex in Port Charlotte, we got all the numbers together Matt Socci with Anchor Home Loans did the lending and we landed this property which should net him a caprate over 15%!!! You can’t ask for more than that as an investment.

Another one in the books, this lead came to me through our site www.FloridaHouseMatch.com. She was selling her house up north and I got some houses together for her. I went out and did about 12 virtual tours!! Yes, she bought this house sight unseen from my video walk-through. It happens quite frequently, not to toot my own horn, but my walk-through is a pretty awesome if you’ve seen my open house videos, you know this already.

She will now be enjoying her days at the lagoon in Brightwater and will not have to spend another winter in Massachusetts.

Closed on this property Friday, this is actually an online referral from a fellow colleague. Buyer was looking for a place that they could use here and there and rent out when they were not here.

So this particular house has technically been under contract since October 2025. But we are in final stages. The loan is being completed and we should be closing hopefully middle of next month.

Buyer got an awesome deal on this home with plenty of upgrades on a front to back double lot so they can put in a huge pool and still have room for their dogs and room to actually enjoy their space

Been looking for a couple months for the perfect property for one of my investors. We found this one and the numbers made sense we made an offer and got an under contract. Inspections Saturday closing next month.
