And I know what you are thinking. "As-is? That sounds like I am buying somebody's problem."
I hear it all the time, especially from buyers relocating from out of state. But the truth is that the AS-IS contract is the most commonly used residential contract in Florida. It is used on brand-new construction, luxury waterfront homes, and standard resale properties across Venice, North Port, Port Charlotte, and Punta Gorda. It is not a red flag. It is just how Florida real estate works.
Here is what most people do not realize: the AS-IS contract actually gives buyers a powerful right to cancel during the inspection period, at the buyer's sole discretion, for any reason. That is a stronger exit right than the standard contract provides.
