Rhode Island has a new radon law and it starts June 1, 2027.

If your purchase and sale agreement is signed on or after that date, the home needs a radon test done within a year of closing by a licensed pro. Anything over 4.0 pCi/L has to be mitigated before closing or the money held in escrow.

Rhode Island's housing market at the halftime mark: fewer sales, higher prices.

- Single-family sales down 5.4%, condos down 5.7%, multifamily down 1.8% vs the first half of 2025
- June single-family median hit an all-time record $550,000, up 5.8% year over year
- Homes are taking about 5 more days to sell

Translation: this is a low-inventory market, not a weak one. Sellers still have pricing power, but you don't get a bidding war just for showing up anymore - pricing and presentation matter again. Buyers finally have a little more time and room to negotiate.
