Got more than one offer on your Rhode Island home? The highest number on the page is not always the best offer.

Competition is still real here. State-Wide MLS data reported by the Rhode Island Association of Realtors shows a statewide single-family median of $550,000 in June 2026 on 879 sales, up 5.8% from a year earlier. When several buyers show up, here is what I look at as a broker and certified appraiser:

- Financing and down payment, not just price
- Appraisal gap coverage, because appraisers work from closed sales, not bidding wars
- Inspection and sale contingencies
- Escalation clauses: the cap, the increment and any proof requirement
- A backup buyer, lined up before you release the others

Sell first or buy first? It's the question I hear more than any other from move-up sellers in Rhode Island.

After 25 years as a broker and certified appraiser, my answer is that there's no universal right order, only the right order for your equity, your income and the towns you're moving between.

What the numbers say: in June 2026 the statewide median single-family price was $550,000, up 5.8% from a year earlier, and homes went under contract in about 29 days (State-Wide MLS via RIAR). A well-priced house still sells fast, and so does the one you want to buy.

An online estimate does not walk through your house. It does not know about the new roof, the finished basement or the busy road behind you.
