Reasons you need a Realtor to sell your house:
- A Realtor will make sure your baby isn’t fuzzed out in your listing photos.
- A Realtor will set the asking price by researching property values for similar homes in the area based on factors such as the number of bedrooms and the home's square footage.
- A Realtor is skilled at staging the home for sale and offering advice on any necessary repairs.
- A Realtor manages the marketing, including advertising, online listings, brochures, and flyers, as well as listing the home on the MLS.
- A Realtor schedules and hosts showings and appointments.
- A Realtor helps negotiate the price and terms of the sale when an offer has been made.
- More importantly, a Realtor prepares the legal documents such as the sales contract, residential property disclosure form, and lead-based paint disclosure. Sellers may also need to track down the property survey, permits, certificates of occupancy (COs), loan documents, utility bills, property tax bills, homeowner association covenants and agreements, and the property title.
- Realtors are covered by Errors & Omissions insurance which protects you in the event of a lawsuit resulting from an error or omission in legal documents related to the sale of the property.
I understand the desire to save on paying commission but in reality not hiring a Realtor is going to cost much more in the end. Please be smart and hire a professional.
