👉A quick history lesson before you decide to wait for rates to drop.

▪️In 2020 and early 2021, rates hit a record low of 2.65%. Buyers flooded in. Multiple offers over asking became normal, and some buyers even waived appraisals and inspections just to be competitive.

▪️Then in 2022, the Fed hiked fast. Rates jumped from around 3% to over 7% in about a year. The frenzy broke, and competition eased.

▪️Today, rates are still elevated, mid-6s to 7%. That means fewer bidding wars, more room to negotiate, and more time to make a decision without racing five other offers.

👉So here's the real question. Would you rather buy now, at list price or less, with room to negotiate, and refinance later if rates drop? Or wait for rates to drop, and compete with everyone else who was also waiting?

🏠A lower rate doesn't just lower your payment. It lowers everyone else's too, and that's when the bidding wars come back.
