Here's a helpful guide I put together:
"Trophy Asset" = Overpriced
"Generational Asset" = Way Overpriced
"Unpriced" = We have no idea what it's worth
"Improved Pricing" = It's less of a ripoff now
"Off-Market" = Everyone's passed on it already
"Seller Will Carry" = No bank is touching this
"Bring All Offers" = My seller's nuts, so lowball me
"Perfect for 1031" = Perfect if you want to overpay
"Distressed" = Not distressed
"For Sale By Owner" = For sale by ego
"Below Replacement Cost" = Meaningless filler words
"Leasehold Interest" = You're not buying real estate
"Brand New Construction" = Rents are inflated
"Not a Cap Rate Deal" = Not a good deal
"Grocery-Anchored" = Grocer owns you
"Covered Land Play" = Overpriced dirt
