Almost $12 million under Contract or Sold in the Wildwoods and surrounding areas this week by the Beach Homes Team. As an agent of 20 years, I never imagined the prices being where they are today. It has not slowed down buyers at all. I know there will be people saying “the fall is coming”. They have been screaming it since 2019. I have also told buyers to be cautiously optimistic and to not bite off more than they can chew since 2020 (actually always). We don’t control the prices even when we recommend the fair market value. In Covid, people were routinely 10% above the last comparable sale setting the new standard which was blown out of the water again in a few short months. If you can afford a 2nd home and are comfortable, you rarely regret the decision. As long as your current payments make sense, your enjoyment will outshine any fall of the market (as long as you don’t sell during a dip). Same as the stock market. Its all just paper profit
