U.S. Housing Affordability Hits a Breaking Point
Housing affordability is at a challenging crossroads across the U.S., and as someone who’s navigated personal and professional growth in real estate, I see this impact daily. By early 2026, the market was marked by slow sales activity—existing home sales remained weak, new-home sales held their ground, and more renters chose to stay put. At the same time, new occupancy trends eased. The heart of the issue continues to be affordability: both new and existing homes have median prices above $400,000, with mortgage rates still hovering above 6%. That keeps the cost of homeownership high, making it harder for many to take that next step.

Since 2020, existing-home prices have climbed to nearly five times the median income. By late Q4 2025, a typical monthly payment on a median-priced home neared $3,100, requiring an income above $120,000. For those seeking more affordable options, the choices have dwindled—units renting for under $1,000 dropped by 7 million, leaving 11 million of the country’s lowest-income renters vying for just 3.8 million affordable units.

While state, local, and federal efforts have made progress—reducing regulatory barriers and expanding financing options—more support is needed to truly open doors for those hoping to buy or rent a home. US Apartment Rents Keep Rising
As someone who’s always watching the ebb and flow of the rental market, I’ve noticed that US apartment rents are still ticking upward. By mid-Q2 2026, the average rent nationwide reached about $1,700—a steady climb for the sixth consecutive month following a quieter period at the end of 2025. Even though annual rent growth is holding just under 1%, and that’s a notch below the pace we saw a year ago, the momentum is still there, just a bit more even-keeled this spring. What stands out to me is how broad-based these gains are: every US region saw monthly rent increases, and 43 out of the top 50 metro areas posted positive movement. Supply is still on the high side, and that’s keeping growth in check, but as many cities move past their building peaks, things could shift. My background in nursing taught me to pay close attention to trends and details, and that mindset helps me guide clients through market shifts like these with care and perspective.

For single residents, Massachusetts is second nationwide, needing $127,200 for a comfortable lifestyle—a 5.9% jump over the past year. These numbers are based on a budget that covers essentials, discretionary spending, and savings for full-time workers. It’s a stark reminder of how much it takes for households to thrive here. My background in nursing taught me the importance of advocating for people and understanding real needs—and that perspective shapes how I guide clients through the realities of our local real estate market.

US Apartment Cap Rates Offer Best Yields Since 2015
It’s fascinating to see how the US apartment market continues to evolve—Q2 2026 saw cap rates reach 5.79%, the highest level we’ve seen since 2015. What stands out to me is that mid- and high-rise properties accounted for 51.8% of the dollar volume, highlighting a shift in where investors are focusing. Even with fewer sales, total deal volume held steady at $36.7B, thanks to larger transactions, and annual sales jumped 11.1% to $174B. As someone who approaches real estate with a mix of curiosity and care—values shaped by my background in nursing—I find these market shifts offer both new opportunities and lessons for growth.
