For sellers, this means timing, pricing, and marketing matter more than ever. A home in one suburb may attract an offer within two weeks, while a similar property in another market could take substantially longer.

Keep in mind that these are market averages. Well-priced, properly prepared homes often sell faster, while overpriced homes can sit on the market regardless of location.

How Did Home Prices Compare Across 7 Local Suburbs in May?

Real estate values continue to show strength across many North Shore and Northwest suburban communities, but not every market is moving at the same pace.

Here’s a look at the median sale price and year-over-year change in May:

🏡 Park Ridge: $599,000 (+7.9%)
🏡 Northbrook: $665,000 (+7.3%)
🏡 Mount Prospect: $430,000 (+4.9%)
🏡 Skokie: $429,000 (+4.9%)
🏡 Glenview: $673,250 (+4.4%)
🏡 Arlington Heights: $470,000 (+3.3%)
🏡 Schaumburg: $325,000 (+1.6%)
🏡 Prospect Heights: $265,000 (-8.6%)

A few interesting takeaways:

✔️ Glenview had the highest median sale price among these communities.
✔️ Park Ridge and Northbrook experienced the strongest appreciation.
✔️ Mount Prospect and Skokie continued to show steady growth.
✔️ Prospect Heights was the only market in this group that saw a decline compared to last year.
