You don't have to quit your job to buy your first apartment building.

I bought my first three while I was still working full time at Deloitte.

I ran them, then sold them for half a million dollars total.

Multifamily can start as a side project. A lot of business owners run it alongside other companies and just hire a management company to handle the day to day.

But if it grows, at some point it starts asking for more of your attention.

The real question isn't whether you can do both. It's how motivated and how focused you are.

Doctors don't quit medicine for real estate. They let their money do the work instead.

We get this question a lot from physicians and dentists. Should you stay passive, or should you get active in the deal?

It comes down to one thing. Do you want real estate to become your business, or is it something you invest in on the side? Passive investors who pick the right deals can do very well without doing any of the work. Active investors are the ones chasing the next level of returns, but that means being the person running the deal.

Most doctors don't quit medicine for real estate. They keep practicing and put their money to work alongside them by investing passively in real estate.

Some people close their first deal in ninety days. It took me eighteen months.

When I bought mine, I was working eighty hour weeks at Deloitte. Multifamily got whatever time was left over after that.

There were no coaching programs. No courses. I learned by going to apartment association meetings and doing the underwriting myself, one deal at a time.

If you're focused and actually putting in the work, ninety days to six months is a realistic expectation for your first deal.

FOMO will tell you to move faster than that. Don't listen to it.

People ask me all the time how we got through 2008 and COVID without losing investor money. It comes down to discipline. Not luck.

The moment you let FOMO into a deal, you start compromising the numbers that keep you safe. Do a deal that cash flows now. Understand your market. Know exactly how you make money before you sign anything.

That discipline is the whole system.
