Working through a very disappointing short sale. CAUTION is the key when considering a short sale.

Had a very qualified buyer, went after a short sale in March, offered full asking. Bank processor countered in September with around $15,000 over asking. Buyer accepted that new number.

6 weeks later.... Bank closes file with NO notice indicating "initial offering was not enough." Sellers agent and attorney indicate they were caught off guard. Now my buyer is frustrated and angry and has wasted 7 months and does not have a house.

Lesson clearly is that short sales can be a great deal, but absolutely can have their downfalls.
