This beautiful specimen of "professional installation" came with a free bonus: absolutely no reduction in radon levels.

✔️ Fan not installed improper? Check.
✔️ Termination pipe venting into the attic? Double check.
✔️ No proper sealing in the basement slab? Of course not.

We can appreciate the attempt, but radon is no joke—it’s a radioactive gas that can cause lung cancer, and it’s sneaky because you can’t see or smell it.

If your mitigation system looks like it was designed by a toddler with a Shop-Vac and a dream, please call someone qualified.

📣 Radon kills. Bad installs don’t help.

If you’re getting a radon system installed:
✅ Ask if your installer is NRPP- or NRSB-certified
✅ Check their work (there are tons of checklists online)
✅ Don’t assume a pipe and a fan equals safety

Its been awhile since I've done a weekly home check, but let's get it popping!

This week, I really want to focus on water damage and mold prevention. With recent rain, and a season forthcoming of storms, water and potential water problems will arise and often go unnoticed, which can lead to serious problem to your home and your personal health.

Here are key insights to keep an eye out for, and inspect for yourself:

Water Damage 💧:
* Inspect ceilings, walls, and floors for any signs of water staining, discoloration, and warping.
* Check around windows and doors for any signs of leaks or water pe*******on.
* Examine your roof (if possible), for missing, or damaged shingles, as well as signs of water pe*******on.
* Poke your head in the attic, and focus on roof pe*******ons, and surrounding areas for leaks and moisture entry.
* You can purchase a moisture meter from your local hardware store, and place it in areas of concern to determine if there is any excess moisture on the walls, and ceiling.
* If any roof leaks, call a roofing contractor, for any interior plumbing leaks, call a professional plumber.

Inspect for Mold 🦠:
* Microbial growth will grow in any area with moisture, such as bathrooms, kitchens, attics, basements/crawlspaces.
* Reduce the possibility of microbial growth by eliminating leakage from any water source.
* Place protective coverings such as mats, and trays under sinks, to capture any leaks that may to unnoticed. Also, water sensors to detect you of any leaks.
* Look for signs of microbial growth, including darks spots on surfaces, discoloration of any dry surfaces, and musty/mildew odors.
* If you discover any potential growth, take immediate steps to address the issue, such as cleaning the affected areas with a solution of water and bleach
* In other instances contact ASG Home Inspections, for professional testing, to identify if any professional mediation is needed.

How old is your water heater?

I've inspected water heaters as old as 30 years old, but today -- today I found one that is 48 years of age, and still working! Life expectancy for an electric water heat can vary, but typically 10-20 years.

General Maintenance, with proper flush, service and evaluation but a licensed plumber can do you justice in expanding that life expectancy. So if your water heater is new, mid-life, or past its life span definitely get it serviced, and evaluated so that your water heater can last just as long.

Flipped homes can have problems that are hidden - literally behind the walls that can go undetected. Just cause it looks nice, doesn't mean it's always nice! Make sure no matter the age, type, or condition you get a home inspection done!

As 2024 comes to an end...

I can't express how thankful I am 🤗 to all the amazing agents who I have worked with over the years, and all the wonderful clients that have come along the way. I would not be where I am today, as a business owner without your dedication. This past year, I saw substantial growth in my business with ZERO dollars in marketing. Legitimately, the old school way of doing business - Word of Mouth!

2025 I plan to extend myself to eventually reach new and seasoned agents who have not experienced the ASG effect. My work speaks for itself, and I take extreme pride in it.

I truly give GOD all the glory in my process. Every booked job, every review I receive, I always at that moment stop and take that time to thank God 🙏🏽for providing! 2025 I can only hope and pray it progresses into more opportunities.

I have a lot of friends here on FB, who are agents, and if we haven't worked together don't hesitate to call and reach out! All I can say or ask, is why haven't we collaborated? The colder days 🌬️ are starting to come and right around the corner. So now is a good time to prepare our homes 🏠 for the cold weather. So let's focus on the exterior aspect of things, and winterize the outdoor spigots/faucets and irrigation systems.

🚱 Winterize Outdoor Spigots:

Exterior spigots (faucets, hose bibs, etc) are vulnerable to below freezing temperatures. When water freezes, it expands and can cause pipes to burst. Here's some helpful tips to work with:

• Shut-off the Valve: If there is a shut-off valve inside your home that connects to the exterior spigot, turn it off.

• Disconnect Garden Hoses and/or Irrigation: Remove any & all hoses from the exterior spigots. Water left unused or inside can freeze and damage spigots, and or hoses. Store your garden hoses inside for the winter season.

• Drain the Water: Open (turn on) the outdoor spigot to allow any remaining water to drain out or pipe.

• Insulate: Consider using proper faucet covers such as foam insulation at/around the exterior spigots. This extra layer of insulation prevents freezing. (You can find this inexpensive part at your local hardware store).

❄️ Winterize Irrigation Systems:

Irrigation Systems (sprinkler systems) need special attention before winter really sets in to prevent costly repairs come spring time. Here are some tips:

• Turn-off the Water Supply: Locate the Main shut-off valve for your sprinkler system and turn off the water supply.

• Drain the System: Use an air compressor to blow out any remaining water from within the irrigation pipes. This step is crucial to prevent freezing and damage during that cold winter season.

• Adjust Sprinkler Heads: Check all sprinkler heads to ensure they are all level or below ground. Uneven heads can be damaged if not kept in the correct position.

What if my popcorn ceiling has Asbestos?

Buyers and Homeowners may ask themselves these things, typically in older homes. They may also ask, are there any alternatives?

Removing the popcorn ceiling and undergoing asbestos abatement can be difficult and costly.

So if your popcorn ceiling is asbestos containing, and you feel the need to not undergo asbestos abatement, there are a few workaround options. Here are 3 options powered by Colorado specialized professionals in residential/commercial specialist:

1) Installing a 1/4" drywall over the textured ceiling, with proper mud work done to smooth the surface.

2) Installing shiplap/wood paneling over the popcorn ceiling.

3) Skim coat the popcorn to create a smooth barrier of the textured surface to prevent any displacement of that ceiling material.

Asbestos disclaimer:

According to the US Environmental Protection Agency (EPA), the use of asbestos in ceiling treatments was banned in 1978. With any home built before 1980, there is a possibility of asbestos containing material, although the presence of asbestos cannot be confirmed without first testing. With any concerns, or if renovations are planned for the future that will disturb these materials, testing of the material is recommended.

🌞 Summer days are in full effect, that means a little A/C love is needed.

Check out these photos of visible dirty and damaged fins. When the exterior condensing unit looks like this, the air flow is highly restricted. It needs to breathe - clean those fins to improve the efficiency, additionally make sure sufficient clearance around the exterior compressor is provided. A clear air space of 12"-24" around the unit is typically recommended to facilitate proper heat transfer, and keep the cool air flowing.

Weekly Property Check-Up!

It's that time of year we spend a lot of time both indoors and outdoors, and we run into a lot of bugs and critters. So let's focus on a couple tasks to keep your home bug-free and well-maintained.

Big Spray 🦟

- Choose a big spray suitable for your home and outdoor areas. Remember the many natural remedies that exist. Simple household products like essential oils, baking soda and vinegar can be used to control cockroaches, fleas and ants.

- Spray the exterior perimeter of your home, paying close attention to entry points such as doors, windows, cracks in the foundation.

- Apply inspect repellent to outdoor seating areas, patios, and decks to create a barrier against bugs.

- Always follow the instructions on the big spray label to protect your family and pets.

Window Well Cleaning 🪟

- Begin by removing any debris, leaves, and dirt that has accumulated within.

- Once the window wells are clear, use a hose to rinse away remaining dirt and debris.

- Replace and/or repair any damage covers to prevent pest from entering.

- Consider adding gravel or rocks to the bottom of the window wells to improve drainage and prevent standing water, which can attract insects.
