There are now about 500,000 more sellers than buyers in the U.S. housing market.

Redfin's July numbers: roughly 1.46 million sellers, but only 967,000 active buyers — the fewest buyers on record. Sellers outnumber buyers by 51.3%, and nearly 80% of major metros (39 out of 49) now favor buyers.

Here's what that actually means if you're thinking about selling:

The buyer who's going to buy your house is still out there. But they have options they didn't have two years ago — and they know it. That means the three things that were "nice to have" in 2022 are now the whole ballgame:

Price it right the first time. Overpriced listings aren't getting corrected by the market anymore. They're getting ignored.
Show up better than the house down the street. Presentation isn't vanity, it's positioning.
Have a strategy, not just a sign in the yard.

A shifting market doesn't mean you can't sell. It means you can't wing it.

If you're planning a move in the next 6-12 months, let's talk before you list — not after 30 days of silence.
