Do you see what I see?

This was a warranty inspection of a one year old home.

This photo shows an attic with a valley rafter (on the left) which is barely resting on a double top plate (2x4s), and a rafter to the right, resting on the valley rafter.

The double top plate has a gap and is missing bracing under it, to support the load being directed towards it. You can see the 2x4 on the double top plate is splitting from the displaced load, and the right side, load bearing 2x4, under the top plate, is splitting from the load.

The valley rafter is not resting flush on the double top plate, so the downward load is not distributed across the top plate evenly, adding to the splitting,

and the valley rafter and double top plate do not have sufficient load bearing studs (bracing under the double top plate below it), to support the load.

The other rafter does not have sufficient nails (toe nails) securing it to the valley rafter, and it is not cut correctly.

There is a leak at the sediment tap. The liquid on the floor of the deck is from the sediment trap above, and it also a gas leak.

I am looking at an attic floor. Do you see what I see?

We are looking at an attic with 3/4 inch decking covering the entire attic floor, and 1~inch of asphalt covering the decking.

Just imagine:
-The added weight to the attic structure
-The fire hazard of the asphalt
-The fumes in the summer
-The lack of airflow

This is a rusted and leaking, cast iron sewer line. Cast iron was used though the early 1970s and has a 50-60 year life expectancy. It is also very expensive to replace.
