Suffolk County is heading into fall on strong footing. The median closed home price reached a record $750,000 in July 2026, up 7.1% from last year.

Nassau County’s median closed price reached $880,000, a 2.9% year-over-year increase. Across Long Island, inventory is down 8.4% to approximately 6,207 listings, with just 3.2 months of supply, well below the six-month threshold typically associated with a balanced market.

What does this mean for the fall market?

For buyers, competition remains active, making preparation, timing, and thoughtful offer strategy especially important. For sellers, limited inventory and continued demand may create an opportunity: but accurate pricing and strong presentation still matter.
