One of the most rewarding parts of my job as a REALTOR® is helping people achieve the dream of homeownership.
One of the biggest misconceptions I hear is, “My credit isn’t good enough to buy a home.” While credit is certainly important, many buyers are surprised to learn that they may be closer to qualifying than they think.
To better serve my clients, I partner with trusted credit professionals who help individuals improve their credit profiles and develop a roadmap toward homeownership. Sometimes the changes needed are relatively simple—paying down credit card balances, removing inaccurate reporting, resolving collections, or establishing positive credit habits.
For example, a recent client enrolled in a credit improvement program with starting scores in the low-to-mid 500s. After a comprehensive review of their credit profile, 28 derogatory items were identified for investigation and dispute. The client was also given a personalized action plan that included reducing credit card utilization below 30%, addressing unnecessary inquiries, maintaining on-time payments, and avoiding new debt.
Based on the progress being made and the projected results of the investigations, the client’s credit scores are expected to improve into the low-to-mid 600s. An increase of this size can significantly impact financing options, loan approval opportunities, interest rates, and overall purchasing power.
While every situation is unique and results will vary, this example demonstrates how having a plan and the right guidance can create opportunities that may have seemed out of reach just a few months earlier.
