Hi everyone. I hope you are enjoying this beautiful Labor Day weekend. Just closed on this house last week (thank you very much Lincoln Capital Funding for the referral!)and thought I’d give you some thoughts on the current market. Thanks to Marcella D'Agosta Maltese and first priority title for their usual top notch service.
In a nutshell…it’s changed a bit. I don’t know that I’d go so far as to call it a buyer’s market but it’s definitely moved a little that way. Listings and days on market have increased which means there’s more inventory. The end of the summer and the Labor Day weekend traditionally contribute to a scenario like this so we’ll see if things change.
There are a couple other things coming down the pike you should be aware of. The appraisal process will undergo a fairly significant change in the near future. Significant additions and improvements will need to have more documentation to be counted in an appraisal. Also condo associations will soon be required to have a better understanding of their operational reserves and may be required to increase them. More to come on all of this in the future.
